Fractional ownership is a model where you buy a defined percentage share — typically between 1/100 and 1/8 — of a single asset like a home, held inside an LLC that issues a fixed number of shares. Each co-owner gets a real equity stake and a pro-rata claim on appreciation, income, and resale proceeds, plus a written agreement that governs use, exit, and transfer rights.

## Fractional ownership in 3 sentences

## What fractional ownership isn't

**Not a timeshare.** A timeshare sells you the right to occupy a vacation unit for a fixed period each year — usually a week. You don't own equity; you own time. Timeshare interests typically depreciate and are notoriously hard to resell. Fractional ownership gives you a real equity stake that tracks the asset's market value.

**Not a REIT.** A real estate investment trust is a fund that holds a diversified portfolio of properties; you buy shares in the fund, not in any specific home. REITs are liquid and broadly diversified. Fractional ownership is concentrated in one specific asset and far less liquid.

**Not crowdfunding.** Real estate crowdfunding pools small contributions from many people to finance a sponsor's project, often via debt or preferred equity. You usually don't own a deeded percentage of the asset itself. Fractional ownership gives you a direct, percentage-based claim through the LLC that holds title.
